I have just worked out the projected Net Rental Yields for selected projects that TOP-ed in 2010.
Purchase & Rental prices are using today’s prices, the projected Net Rental Yield is what you are likely to receive if you were to buy today, 15th November 2010.
Quick Summary:
District 1 prices have shot up too much over the year, it is a fantastic location for own stay but not a worthwhile investment if looking at rental yields alone.
There are not many Freehold projects in District 3, I feel The Regency At Tiong Bahru is worth a look, rental yield are reasonable though nothing to shout about.
Quite a number of projects TOP in District 5 this year, I was marketing a few units at The Parc Condo which is the nearest to Clementi MRT (0.72km) out of the three projects I’ve listed below. The rental yield is lower only because the prices at The Parc Condo had increased and the average resale prices broke the $1000PSF mark in the last 3-months. When I started marketing them, they were only asking $900-$950PSF.
District 7 is one of my favorite districts in terms of rental returns, most of the projects I’ve researched are able to give at least above 2.5% Net Rental Yield.
